How to Rent Your Timeshare

Sometimes it can be a little tricky to schedule a vacation every year to your timeshare. Thankfully, you can recoup some of the money you spent on the property by renting it out when you can’t make it. It may seem hard to advertise your timeshare to willing renters, but here are some steps you can follow to rent your timeshare. 

Check Your Resort

Each resort will have different policies which can affect whether you can or cannot rent your timeshare. You should be aware of any procedures tso you aren’t in violation of your timeshare rules. Some timeshare companies don’t allow residents to rent out their property and may even charge you a fee for being unable to use your timeshare. 

To avoid any surprises, you need to specifically ask if you’re allowed to rent your timeshare, if there are any fees associated with doing so, and what weekly rate the resort charges for a unit of the same size. This can help you set the price for your property accurately and competitively. 

Consider Rules

Before you post your listing on any site, you should think about the rules for your timeshare. You’re renting it out to another family or individual, but you are still responsible for the property. If the guests disturb another person at the resort, you may get in trouble with the timeshare company. Be sure to outline any regulations that need to be followed and any additional rules you want them to be aware of. For example, noise levels may need to remain quiet after a certain hour. 

Post the Listing

There are several websites that allow you to post a timeshare rental, such as SellMyTimeShare and RedWeek. Every website will have different terms of service that every user should read before posting any listing. Breaking the terms of service can look bad on your listing, which could decrease the number of people who consider your timeshare. Additionally, it could cause your posting to be removed. 

Once you’ve read the terms of service, you can post your listing. Be sure to accurately explain every aspect of the timeshare to give any potential renters a clear view of what they’re getting. This can avoid surprises and refund demands down the road. Post the rules and description in a clear manner that everyone can understand. Be sure to check your grammar and spelling. Poor grammar and spelling can make your timeshare seem suspicious even if it is legitimate. 

Remove Listing

Once you have a potential renter, be sure to remove the listing. Most websites will not delete the post for you, which means you could have multiple people trying to rent your timeshare at once. After someone has confirmed and paid for the rental, remove the post to avoid confusion. The website you post your timeshare on can instruct you on how to remove a listing once your property is no longer available. You can also edit the availability if the renter only requests a portion of your timeshare.
