3 Ways To Make Your Home Sell Faster

Putting your home on the market is stressful enough, but when you have to sell it within a certain time period, the stress increases. What happens if it doesn't sell?

If already purchased another home or moved to another city, you need to take some measures to ensure that your home does sell quickly. The following are three things you can do to make your home sell faster.

1. Price It Below Its Value

Price is often the determining factor on how many days the home is on the market prior to receiving an offer. If you are on a time limit for selling your home, consider pricing your home below what your real estate agent told you it was worth.

Base the asking amount on how much time you have to sell. For example, if you have a month to sell it, the asking price would be higher than if you only had a day or a week to sell it. The lower the price is and the higher the chance is that it will sell in your time frame. 

2. Improve Your Curb Appeal

You may have heard the term curb appeal and wondered why people just didn’t say, "Fix-up the outside of your home!" Now that you are selling and you need your home to sell fast, you need to consider this low-cost way of getting people to come to your house to see what it offers.

Start by getting rid of anything unnecessary in your yard. You may believe that the old tractor in the yard is a stylish reminder of your past, but potential buyers are going to look at it as another mess they may have to clean up if they buy your home. While you're at it, wash the windows, touch up your house paint, and make everything shine. 

3. Get Your House in Shape for a Sale

While your agent may recommend that you spend two or three percent of your listing price on home improvements, this may not be possible. When you only have a budget of $100 to $1,000, you need to choose your projects wisely. This may mean foregoing some of the major items on your list of things to do, but you can still get a lot done on a small budget.

De-cluttering your home and removing all personal belongings should be the first step. Then clean the whole house, top to bottom. Once this is done, you can determine whether or not you need to invest in small improvements, such as new paint for the walls or new flooring in a particularly well-used room. The key is to pick the projects that will make your home look the freshest.
